Peak Campus is seeking a Lease:Up Property Manager for a new development/ lease up student housing project in LOCATION. We anticipate hiring for this position in July or August of 2017 for a delivery date of August/ Fall 2018. The Property Manager will be responsible for overseeing the lease up, operations, marketing, maintenance and financial performance of a newly constructed asset. The Property Manager will generate income by leading the sales team, monitoring market conditions, controlling budget, attracting residents and retaining them through superior customer service. The ideal candidate values relationship:building skills and constantly works at partnering with local colleges, universities, and local businesses. The Property Manager will be an effective and responsive communicator and one who loves interacting with prospects and residents. He or she is a great motivator who encourages exceptional customer service. The Lease:Up Property Manager loves getting creative: coming up with a variety of contests, resident events and effective marketing campaigns to drive traffic to the property. This person is professional, yet trendy with a heightened intellect and business acumen.Responsible for the overall management and maintenance of an apartment community, including, but not limited to personnel management, strategic planning, financial management, risk management and outstanding customer service and resident retention programs. Personnel Management:Manage high quality on:site staff through implementation of effective recruitment, training, coaching and development programsEffectively perform and document appropriate employee evaluations including, but not limited to, performance reviews and corrective action reviews, and termination paperwork Provide training and motivation to leasing staff and ensure group training sessions are conducted as needed Direct entire Turn process per Company policies and procedures Strategic Leasing Management:Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge Effectively show, lease, and move in prospective residents Direct efforts to implement sales and marketing plans, which effectively maximize rental income and budgeted occupancy Financial Management:Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustments Develop yearly operating budgets/forecasts. Accurately prepare and convey all operational and financial data to the Regional Manager in a timely manner. Be responsive and receptive to owners needs, goals, and objectives Monitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed Analyze and evaluate monthly financial statements. Write clear and concise variance reports to substantiate the analysis Customer Service:Manage an excellent customer service program by adhering to the Peak Simply Service StandardsManage resident retention and service request follow:up programsMonitor an effective preventative maintenance programMonitor service request turnaround and ensure the responsiveness of the maintenance staff Administration and Risk Management:Accurately complete required reports as outlined in the Peak policies and procedures as well as additional reports requested by owner and/or supervisor(s)Perform apartment inspections monthly as well as prior to move in and at move out. Manage property risk effectively by communicating incidents and potential liabilities Responsible for the general upkeep and cleaning of office, clubhouse, and buildingsResponsible to perform other duties as assigned by supervisor A minimum of two years student housing (highly preferred) or multi:family property management experience preferredHigh school diploma or equivalent
