Join our team at Sun Communities and embark on an exciting new opportunity We are looking for a Maintenance Manager to oversee the maintenance of the community grounds for one of our manufactured housing communities. Maintenance Managers oversee the maintenance and upkeep of community grounds, facilities, streets, equipment and utility systems at an individual property. They supervise all aspects of new model home set:ups and ensure completion of all city permits and coding. Maintenance Managers also supervise and oversee individual community maintenance team members.
:Coordinates team member selection, training, development and scheduling and ensures all team members comply with appropriate policies and procedures.
:Ensures community is presentable, inviting, and adheres to Sun's curb appeal standards at all times.
:Oversees and assists maintenance team with all aspects of property maintenance and repairs of grounds and facilities such as lawns, clubhouses, pools, streets, curbs and gardening/landscape.
:Follows:up on work assignments to ensure efficient, thorough completion of assigned work orders.
:Coordinates and ensures completion of routine maintenance and minor emergency repairs.
:Assists in move:in procedures including ensuring management presence at time of move:in, preparing and overseeing lot modifications, and maintaining exterior of model homes until sold.
:Maintains vehicle/equipment maintenance logs and ensures proper maintenance of community vehicles.
:Performs water testing and other maintenance duties related to a well:water system or on:site water meters, if applicable.
:Assists with the selection of all contractual services. Supervises on:site contractors.
:Prepares all maintenance:related logs in accordance of the Operations Manual.
:Conducts annual team member performance review evaluations and recommends compensation adjustments; coaches and accurately appraises performance.
:Maintains inventory of equipment, tools, and supplies. Purchases supplies, equipment and services as needed while ensuring to adhere to budget guidelines.
:Completes regular inspections of resident sites throughout the community.
:Issues resident rule reminders and violation notices, and follows:up as needed.
:Other duties as assigned.
:High School Diploma or GED
:Minimum of 3 years experience with general maintenance techniques, repair work, and grounds
:Minimum of 1 year supervisory experience
:Demonstrated knowledge of plumbing, electrical, construction, pool and grounds maintenance
:Proficient in operating various hand tools and power equipment
:Excellent organizational skills
:Demonstrated ability to motivate and train staff
:Good verbal and written communications skills
:Basic computer proficiency including the ability to use the Microsoft Office Suite, email, and internet
:Ability to respond to community needs during non:business hours
