Our skill helps you to purchase the home you want, and provide you with an affordable
lease and a pre-set purchase price each year for up to five years*. Plus, there are no hidden
fees or non-refundable deposits.

Control and Flexibility
You have the right to purchase the home at any time during your residency, at the pre-set
price. If the home value appreciates above this price each year and you choose to
purchase it, you realize a financial benefit. If the value of the home declines, you can
choose not to renew your lease and walk away without penalty.

BASIC REQUIREMENTS OF PROSPECTIVE RESIDENT

1. Annual household income of $50,000+
2. Stable employment
3. No history of eviction in the last five years
4. No pending bankruptcy
5. No disqualifying criminal history in the last 10 years
6. Your buyout price goes up by 5% each year
7. Your rent goes up by 3.75% each year
8. 575 - 625+ average TransUnion Score

GUIDELINE FOR PURCHASING HOME

Your future home must meet our basic criteria:
Home must reside in an approved community (high school zone ranked in the top 50 percent)
1. Home price must be between $100,000 and $450,000
2. Minimum of two above grade bedrooms on a lot of three acres or less
3. Single family home or fee-simple townhome
4. No condo associations, commercial or multi-family properties
5. Traditional sale or FSBO
6. No short sales, auctions, or REO Bank Owned
7. No material deficiencies (i.e. major structural issues, pervasive mold, etc.)

APPLYING IS SIMPLE
$75 application fee (Per Household) paid at the time you apply online
You have to show you have 2 months of your qualifying rent in the bank. This will become due once we go under contract on your property.

Once you get Qualified:
You will meet with Brian Wilson ReMax Metro and begin your home search! Of course, you have the things you want in a home and the investor has some minimum requirements as well. Once we find the home you want, Brian will submit the home for approval. Included with the property submittal is a "renovation checklist" that you will complete and details what, if any, repairs or upgrades you would like done to the home. Home approval generally takes less than 8-business hours and once you sign off on the rent amount, we will prepare to submit an offer to the seller.
