NEED TO GET INTO A HOME? INTERESTED IN A LEASE WITH THE RIGHT TO BUY?

My name is Bryce Salamone and I'm a Realtor with Century21 Beggins, the largest Century21 franchise in the Southeast and this is what I do, full time.

Century21 Beggins, in conjunction with a large, Wall Street Real Estate Investment Trust (REIT) will BUY THE HOME YOU CHOOSE. You can pick just about any home that's for sale. You, in turn, will rent the home until you're able to get a mortgage. Once you get your mortgage, YOU HAVE THE CONTRACTUAL RIGHT TO BUY THE HOME at predetermined prices. You have 5 years to do so.

Not everyone can get the funding; you have to qualify. If you meet the following pre-qualifications there's a high likelihood I can get you approved for the program.
1. Minimum credit score of 525
2. $50,000 in household income
3. No felony convictions
4. No evictions
5. Bankruptcy is OK as long as it's been discharged

The program is designed as a "path to home ownership". You fill out a 10 minute online application and upload a couple of documents and I'll have your approval in 24 hours.

After you're approved, you get to go shop for a home. Once YOU PICK YOUR HOME, we'll make an ALL CASH OFFER, CLOSE IN 30 DAYS, and you can move in 10 days to 2 weeks after that. We need this time to "make ready" your property meaning address anything that came up in the inspection as well as make any renovations you've requested so that you get into a worry free home.

HERE ARE YOUR COSTS:

1. $75 application fee paid at the time you apply online
2. Once we go to contract on your property you're going to have to come up with the last month's rent and same for your security deposit (2 month's rent)
3. Your 1st month's rent will be prorated depending upon what time of the month you move in.

OTHER THINGS TO KNOW
1. Your buyout price goes up by 5% each year
2. Your rent goes up by 3.75% each year
3. You keep all the equity above your buyout price
4. You can walk away from the property annually without a penalty
5. Up to 3 acres if you want a large lot
6. Homes have to be priced in between $100,000- $575,000
7. No short sales, foreclosures, bank owned or Condos
